Vaš smještaj u 2026.: Trendovi, savjeti i alati s ključnih turističkih događaja u Europi

Ključni uvidi s VRM Days u Zagrebu i VRWS sajma u Rimu

Prošli mjesec sudjelovali smo na dva velika turistička događanja koja su okupila vodeće stručnjake iz turizma i privatnog smještaja. Od 21. do 22. listopada bili smo na VRM Days u Zagrebu na kojemu su se okupile mnoge hrvatske turističke agencije. Ubrzo nakon toga, od 29. do 31. listopada, otputovali smo u Rim na VRWS , svjetski sajam privatnog smještaja – međunarodni događaj koji okuplja agencije, booking portale i turističke tehnologije iz cijelog svijeta.

Na oba sajma isticala se jedna poruka koju su ponavljali svi vodeći ljudi iz industrije—booking portali, turističke zajednice, profesionalne udruge i stručnjaci: Samo smještaj više nije dovoljan. Gosti žele iskustvo.

Ponuditi čist i dobro održavani smještaj nije dovoljno. Današnji gosti očekuju dodatnu vrijednost—bilo kroz dodatne sadržaje u smještaju ili kroz promišljene preporuke obližnjih usluga i aktivnosti. Čak i jednostavne preporuke restorana igraju veliku ulogu u formiranju ukupnog doživljaja.

U nastavku donosimo ključne uvide koje smo ponijeli s oba događaja.

Trendovi na tržištu

1. Cijene u Europi pale su do 20%

Nakon nekoliko godina snažnog rasta, cijene su se sada stabilizirale. Tržište je uravnoteženije i konkurentnije.

2. Ponuda raste diljem Europe

Zemlje poput Grčke i Francuske bilježe snažan rast ponude privatnog smještaja. Ovaj trend nije specifičan samo za Hrvatsku—gosti imaju više izbora nego ikad. Zato je važno da cijena odgovara stvarnoj vrijednosti ponude.

3. Stroge regulacije u nekim zemljama

U Španjolskoj i Portugalu lokalne vlasti aktivno ograničavaju izdavanje novih licenci. Hrvatska još uvijek ima blage ili nikakve restrikcije, ali slične mjere mogu se pojaviti u budućnosti.

4. Očekuje se rast turizma u Europi u prosjeku od oko 1% u 2026.

Ne predviđaju se veliki padovi. Tržište ostaje stabilno, ali rast će biti umjeren.

5. Nadogradnja kvalitete sve je potrebnija

Kako u svim velikim tržištima raste broj modernih i luksuznih objekata, vlasnici smještaja koji dugo nisu značajnije osvježili svoj prostor ili vlasnici zastarjelih smještaja trebali bi razmisliti o investiciji i obnavljanju istih.

6. Kratki boravci postaju standard

Više od 30% putnika ostaje kraće od tri noći.
Vlasnici koji ne prihvaćaju boravke od jedne ili dvije noći gube velik dio potencijalnih gostiju. Povećanje cijena za kratke boravke sve je manje učinkovito, jer ponuda stalno raste.

7. Fleksibilnost je ključna—posebno za kuće za odmor

Gosti žele fleksibilne uvjete otkazivanja zbog nepredvidivih životnih i poslovnih situacija. To je jedan od razloga zašto se rezervacije kuća za odmor sve češće rade u zadnji čas. Drugi razlog je, ponovno, veća ponuda.

Savjeti za ulaganje ili nadogradnju smještaja

Ako planirate kupnju novog objekta ili renovaciju postojećeg, razmotrite sljedeće:

1. Dodajte moderne, funkcionalne prostore—posebno radnu sobu

Ako imate slabo iskorištene prostorije, pretvorite ih u radni prostor. Mnogi gosti rade na daljinu i biraju smještaj koji nudi mirno, opremljeno okruženje s brzim internetom.

2. Uložite u lijepi, ugodan vrt

Vanjski prostori u kojima se gosti mogu opustiti, igrati ili uživati u prirodi snažno utječu na odluku o rezervaciji. Pretvorite vrt u mirnu oazu.

3. Razmislite o prihvaćanju kućnih ljubimaca

Oko 37% putnika putuje sa svojim ljubimcima—često izvan glavne sezone. Ti gosti obično su stariji, odgovorni i boljeg financijskog stanja. Ironično, objekti koji ne primaju ljubimce često primaju mlađe goste koji mogu napraviti više štete.
Ako primate ljubimce, razmislite o tome da osigurate krevetić i zdjelice kako biste izbjegli korištenje namještaja ili posuđa.

Uvođenje dinamičkog određivanja cijena: alat koji povećava prihode

U 2025. testirali smo alat za dinamičko određivanje cijena koji automatski prilagođava cijene ovisno o potražnji, unutar granica koje zajedno definiramo s vlasnikom.

Postavljamo:

minimalnu i maksimalnu cijenu
minimalni boravak
pravila za smanjenje minimalnog boravka (npr. popunjavanje praznina između rezervacija)

Alat zatim svakodnevno prilagođava cijene i pravila na temelju podataka u stvarnom vremenu s booking platformi, radeći 24/7 kako bi maksimalno povećao popunjenost.

Rezultat: povećanje prihoda za 18%.

Ovi alati predstavljaju budućnost "revenue managementa" jer trenutačno reagiraju na promjene na tržištu i točno znaju kada treba povisiti ili sniziti cijenu.

Key Insights From VRM Days in Zagreb and the VRWS World Fair in Rome

Last month, we attended two major industry events that brought together leading voices in tourism and private accommodation. On 21–22 October, we participated in VRM Days in Zagreb, a gathering of many Croatian agencies. Shortly after, from 29–31 October, we traveled to Rome for VRWS , the World Fair for Private Accommodation—an international event featuring agencies, booking portals, and tourism technology companies from all over the world.

Across both fairs, one message was repeated by all industry leaders—booking portals, tourism boards, professional associations, and experts alike: Accommodation alone is no longer enough. Guests want an experience.

Providing clean, well-maintained accommodation is just the starting point. Today’s guests expect added value—whether through extra facilities in the accommodation or through thoughtful recommendations for nearby services and activities. Even simple restaurant suggestions play a major role in shaping the overall experience.

Below are the key insights we took away from both events.

Market Insights & Trends

1. Prices in Europe have dropped up to 20%

After several years of rapid increases, prices have now stabilized. The market is more balanced and competitive.

2. Supply is rising across Europe

Countries like Greece and France have experienced a sharp increase in private accommodation supply. This trend is not unique to Croatia—it’s a sign that guests have more choice than ever. Ensuring that your price matches your offer is now essential.

3. Strong regulation in some countries

In Spain and Portugal, local authorities are actively restricting new rental licences. Croatia still has mild or no limitations, but similar regulations may appear in the future.

4. Tourism in Europe is expected to grow by 1% in 2026

No major declines are predicted. The market will remain stable, but growth will be modest.

5. Quality upgrades are increasingly necessary

With the rapid rise in high-quality properties across all major markets, owners of older or outdated accommodation should consider upgrades sooner rather than later.

6. Short stays are becoming the standard

More than 30% of travelers stay fewer than three nights.
Owners who do not accept one- or two-night stays lose a significant portion of potential guests. Price increases for short stays are becoming less effective, as supply continues to grow.

7. Flexibility matters—especially for holiday homes

Guests want flexible booking terms due to unpredictable life and business situations. This is one reason why holiday home bookings are arriving later each year. The second reason is, once again, increased supply.

Tips for Investing In or Upgrading Your Accommodation

If you plan to invest in a new property or renovate an existing one, consider the following:

1. Add modern, functional spaces—especially a work room

If you have underused rooms, convert them into a dedicated workspace. Many guests work remotely and choose accommodation that provides a quiet, well-equipped environment with a strong internet connection.

2. Invest in a beautiful, well-maintained garden

Outdoor areas where guests can relax, play, or enjoy nature significantly influence booking decisions. Turn your garden into a peaceful oasis.

3. Consider accepting pets

About 37% of travelers bring their pets—often outside peak season. These guests are usually older, responsible, and well-off. Ironically, properties that do not accept pets often host younger guests who may cause more damage.
If you do accept pets, consider providing a pet bed and food bowls to prevent them from using furniture or dishes.

4. Add hotel-style refillable cosmetics

Branded shampoos, gels, and soaps make guests feel cared for and often cost less than purchasing small individual products. We can recommend and deliver these amenities through Nowarent.

Introducing Dynamic Pricing: A Tool That Increases Revenue

In 2025, we tested a dynamic pricing tool that automatically adjusts prices based on demand, within the limits we define together with the owner.

We set:

the minimum and maximum price
the minimum stay
the rules for reducing minimum stays (e.g., gaps between reservations)

The tool then adjusted prices and rules daily based on real-time data from booking platforms, working 24/7 to maximize occupancy.

The result: an 18% increase in reservations.

These tools represent the future of revenue management because they react instantly to market changes and know exactly when to raise or lower prices.

Family excursions and attractions in Istria

In Istria, during the main tourist seasons, which is unofficially from 01.06. to 30.09. is hold many concerts, unique attractions and city festivities worth seeing but here we will try to help you to choose places or events that are suitable for families with children. After all, when you travel with children, you adapt your holiday to them :) But that does not mean that adults can not enjoy the holiday because Istria offers more than accommodation, it offers an experience for everyone, even for adults with children :)

1) Istralandia or Aquacolors

Both suggestions offer many water attractions. Young and old can enjoy it here an entire day and never get bored, together. Both places are located near the city of Porec. They are only 30 minutes away from each other by car, so you can visit both. But we advise you to dedicate the whole day to any of them because believe me, you have many things to do and time flies fast :)

2) Dinopark Funtana

This park is dedicated to dinosaurs and is great for younger children. Dinopark is the first and largest theme park in Croatia. One of many attractions is a 1000 seat Show Arena where you can see various artists and acrobats perform twice daily in a Variate Jurrasic Show. Kids here can even ride a pony, an experience to remember :)

3) Glavani park

Don't say that we have suggestions only for small children, this park is actually an adrenaline park for slightly older children :) There is something for younger ages, but this park is dedicated to adrenaline for beginners but also experienced people. The specificity of this park is that everything is made by hand by the owners themselves. There are no typical adrenaline attractions, it is a unique adrenaline park. It has more than just adrenaline attractions, so we advise you to visit it and discover the rest of the offer.

4) Brijuni safari park

This suggestion is a great suggestion for a family outing. Beautiful nature + safari park that has many exotic animals such as zebras, elephants, ostriches and many local animals. Among other things, this park is located in a national park on the island. Arriving on the island, we recommend that you rent an electric car, bicycles or scooters and explore the whole island yourself, or you can visit all the sights in an organized way with guides.

5) Horse riding

In Istria, there are several ranches that offer horse riding. This can be a great activity for a family with children because horseback riding is always a special experience and especially when you are touring a part of Istria on horseback that you cannot see by car.

6) Zip line in Pazin

If you want to bring an unforgettable experience from your vacation in Istria, then the Zip Line above the Pazin Cave is exactly what you are looking for. It’s a feeling that’s hard to describe! There are two lines of 220m and 280m and can be crossed by children under 16 with the permission of their parents, so this activity is really for everyone.

7) Amphitheater in Pula

If you’d prefer to skip the adrenaline rush, consider visiting the only Roman amphitheater outside Italy that remains fully preserved. Located in the heart of Pula, this breathtaking structure is even more impressive when seen in person. For a truly unforgettable experience, we recommend regularly checking the amphitheater’s official website for upcoming concerts—attending a performance here is something you’ll remember forever. Over the years, the venue has hosted world-renowned artists such as Elton John, Foo Fighters, Robbie Williams, Bryan Adams, Grace Jones, Dua Lipa, and many more.

8) Ring race in Barban

Do you want to be a part of history and experience the oldest tradition in Istria? The ring race has been held since as far back as 1696 when there is the oldest record of the race. Many years later it disappeared but was revived in 1976. Since then, it has been held every year on the penultimate weekend in August. Many visitors from all over Croatia come to the race, as well as the family and children because the event offers many other activities for the family.

9) Semi submarine

In almost all cities such as Rovinj, Poreč, Umag and Medulin, boat trips are offered, which are actually small submarines with a transparent bottom. Short day boat trips tour on the local coast in search of marine organisms. Imagine sitting below the surface of the sea and looking at the fish under your feet. Interesting isn't it?

10) Rovinj night

As the last suggestion, we singled out Rovinj Night, although almost every town in Istria has its own night, Rovinj always stood out somehow. There is almost no one who has not been to Rovinj Night at least once. In addition to the rich offer and the sea of people in the city, the speciality of this attraction is the fireworks that start at midnight and when thousands of people simply stop and watch the beautiful choreography of fireworks and colours at the night sky over Rovinj. Prepare cameras and smartphones because you have to record this attraction :) Rovinj Night is held in the last days of August.

1) Motovun

Motovun is a popular tourist destination located in the north of Istria on a hill 277 meters above sea level. The view on Motovun enchants, and the view from Motovun leaves you breathless ... This medieval town attracts with its numerous cultural sights, rich eno-gastronomic offer and unique events. Reachable by car but it is a special experience if you come by bike.

Impressive medieval walls, stone streets, bell tower next to the church of St. Stjepana, the tower next to the communal palace and the loggia on Josip Ressel Square make this ancient place extremely attractive. From Josip Ressel Square there is a beautiful view of the vineyards, the valley of the river Mirna and the forest of St. Marko known as the largest habitat of white truffles. Truffles are one of the specialities of the gastronomic offer in Istria, and Motovun is an ideal place to taste them. If you visit Motovun in July, you can watch the films at the Motovun Film Festival, a famous multi-day outdoor film marathon.

2) Grožnjan

Grožnjan is a small medieval town of great cultural significance in the north of Istria. It has preserved its original beauty and has become one of the most interesting towns in the entire Istrian peninsula. Walking through the cobbled streets, visitors can feel the spirit of old times at every step. Old stone houses huddled together within the city walls, churches and monuments are just one of the reasons to visit this picturesque town.

Known as the "City of Artists", which in the summer months amazes visitors with numerous art galleries, souvenir shops and a diverse program. Summer music academies for young people, art, dance and drama workshops are opening, and one of the most visited programs is certainly the international jazz festival "Jazz is back", which was once named the best small European jazz festival by Guinness. Frequent visitors to Grožnjan are both gourmets and wine lovers who visit local restaurants and agritourism.

3) Hum

Hum is known as the smallest city in the world with only about 20 inhabitants. According to the legend, it was created when the giants built cities in the valley of Mirna, and they built Hum from the remaining stones. This medieval town was the centre of Glagolitic culture. The most important monument dedicated to Glagoliticism ends in Hum. It is called Aleja glagoljaša and consists of 11 separate monuments that attract the eyes of curious passers-by along the road from Roč to Hum.
In Hum you can taste famous Istrian specialities, and since it has recently been named the City of Biska, whose recipe comes from Hum, you are in the right place to relax and enjoy these unique flavours.

Only 5 km away, the village of Kotli is a warm recommendation for every nature lover. The river Mirna flows through the village, which falls in waterfalls over the rocks and amazes visitors. Kotli used to be the economically strongest village in the Hum region with famous millers and tailors, and today visitors can enjoy the view of the old mill that still resists the time.

4) Rovinj

Rovinj, a town that was an island until 1763, is today one of the most famous and most visited tourist destinations on the Adriatic.
The old town, topped by the church of St. Euphemia is located on a former island, where high compact houses, narrow streets, and beautiful small squares were built within the city walls due to limited space. Stroll through its cobbled streets, explore unique art galleries, and relax in one of the many restaurants and cafés.
In addition to the rich cultural and historical heritage, Rovinj is known for its extremely indented coastline with numerous beaches and magical sunsets. Sports fans have a great choice of water activities, but also other opportunities such as free climbing in the protected Forest Park Zlatni rt / Punta Corrente, cycling, or horseback riding. This picturesque city also hosts several world-famous festivals, of which the Summer Salsa Festival is just one of the most interesting and fun.

At the end of June and the beginning of July, dance to the Latin rhythms of the Summer Salsa Festival .
Join the Batana Parade with a dinner in Spacio, which is held several times a week during the summer months, and taste traditional fish specialties.
In August, on the eve of the Night of St. Lawrence , take a walk around the city and enjoy the romantic atmosphere.
The biggest city festival "Rovinj Night" with spectacular fireworks takes place at the end of August.

5) National park Brijuni

National Park Brijuni near the west coast of Istria is the only National Park in Istria, and thanks to its rich cultural and historical heritage and untouched nature, it is known as one of the most beautiful archipelagos in the Mediterranean.

Although it has a total of 14 islands, only Veliki and Mali Brijun are open to visitors. Veliki Brijun is the largest, most beautiful and most visited island in Brijuni. Come and tour the island by train, bicycle or electric car. Meet the many animals that roam the island freely, as well as the interesting inhabitants of the Safari Park, play golf on the unique green area, visit archaeological sites, visit museums or simply dive into the bay of Verige.

6) Pula

Pula is the largest city in Istria, extremely attractive for visitors who crave many cultural and historical sights, of which the most famous is undoubtedly the Pula Arena, the Roman amphitheatre in which gladiatorial fights have long been held.
